Family Airbnb - BRRRRR strategy to STR
This was a perfect BRRRR project — we transformed a dark, outdated home with a bad layout into a bright, family-friendly Airbnb for military families visiting Columbus, GA for graduations and training.
Full gut renovation new open-concept floorplan, kitchens, bathrooms. Now a top-rated mutli family. Fully funded purchase and rehab by private money lenders who received their money and high-interest returns after refinancing.
After the rehab and refinance, our private money lenders were paid back their full investment plus great interest returns, while the property continued cash flowing as a short-term rental.
Midcentury Modern Fix and Flip
From a 3 bed, 2 bath to a 5 bed, 3 bath, this home was fully gutted and thoughtfully restored into the midcentury modern beauty it was always meant to be. Every design decision was made to highlight the home’s architecture, while the new floor plan was reimagined for the modern family — with dedicated office space, extra bedrooms, and functional living areas that today’s buyers are looking for.
The result was a home that sold in just 10 days at full asking price — over $30,000 higher than our original projected sale price. Our private money investors were fully paid back at closing with strong returns, and like every project we take on, we made sure the numbers also worked well as a long-term rental. That approach keeps risk low and gives us multiple profitable exit strategies on every deal.
